How is flooring estimated per square foot?
Measure total area, then price materials and labor per square foot. Add removal, subfloor prep and transitions as separate lines since they vary by condition.
Should I add waste to the material quantity?
Yes — add roughly 7–10% for cuts and waste on the materials line. Note it so the client understands why ordered material exceeds the room size.
What about subfloor problems?
Quote prep based on what's visible, and add a terms note that uneven or damaged subfloor may need extra leveling billed as a change order.
