This Residential Lease Agreement between Landlord ("Landlord") and Tenant ("Tenant"). The Landlord agrees to rent to the Tenant, and the Tenant agrees to rent from the Landlord, the premises described below on the terms set out in this Agreement.
The Landlord rents to the Tenant the premises located at CA (apartment). The premises are rented unfurnished.
This is a fixed-term lease beginning [start date] and ending [end date]. At the end of the term the tenancy does not automatically renew unless the parties agree in writing or as otherwise required by law.
The Tenant shall pay rent of $0.00 per month, due on the 1st of each month. Rent is payable to the Landlord.
No security deposit is required under this Agreement.
The premises shall be used only as a private residence by the Tenant and no more than 2 occupant(s) total. The Tenant shall not use the premises for any unlawful purpose and shall comply with all applicable laws and any reasonable rules provided by the Landlord.
Responsibility for utilities and services shall be as agreed by the parties in writing.
No pets are permitted on the premises without the Landlord's prior written consent, except assistance animals as required by law.
Smoking is not permitted anywhere on the premises.
The Tenant shall not sublet the premises or assign this Agreement without the Landlord's prior written consent.
The Tenant shall keep the premises clean and in good condition and shall promptly notify the Landlord of any needed repairs. The Landlord shall maintain the premises in a habitable condition as required by law. The Tenant is responsible for damage caused by the Tenant, occupants, or guests beyond normal wear and tear.
The Landlord may enter the premises to inspect, make repairs, or show the unit after giving the Tenant reasonable advance notice (generally at least 24 hours), except in an emergency, as permitted by California law.
This Agreement is governed by the laws of California. It constitutes the entire agreement between the parties and may be changed only in writing signed by both parties. If any provision is found unenforceable, the remaining provisions stay in effect.
By signing below, the parties agree to the terms of this Residential Lease Agreement.
